The Watergardens At Canberra is a 99-year leasehold new launch condo developed by United Venture Development Pte Ltd (a Joint venture between UOL, UIC, Kheng Leong) in the prime location of District 27. It is expected to house up to 455 units with an allowable height of 5 storeys or 35-50 meters.

A short five-minute walk from Canberra MRT station, The Watergardens at Canberra features a nature-inspired landscape and is close to the Sembawang Hot Spring Park and Sungei Khatib Bongsu. It is in the area of Canberra Plaza and Sembawang Shopping Centre and is accessible via Seletar Expressway and the future North-South corridor, which will cut travel time to the CBD to 20 to 25 minutes by 2026.

The Watergardens at Canberra is expected to complete in the second quarter of 2026.

A two-bedroom unit will start from below S$920,000, while a three-bedroom unit will be priced at below S$1.3 million and a four-bedroom unit from below S$1.8 million. The estimated pricing for this project is expected to be extremely attractive and will not happen again in the near future. Initially expected to launch for preview on July 17 2021, and balloting on July 31, we expect slight delays due to the most updated pandemic measures and will be updating details as soon as they are announced.

UOL chief investment and asset officer Jesline Goh spoke to The BusinessTimes: “We expect robust demand given that The Watergardens at Canberra is the first private development to launch in Sembawang after the opening of Canberra MRT station in November 2019.”


Improved connectivity and infrastructure makes the Sembawang area outstanding. The public transport is enhanced to allow smooth commutes around and outside the neighbourhood. Canberra is well served with buses and MRT. The Watergardens at Canberra is just less than 10 mins away from Canberra MRT station.


One of the facilities within a walking distance from The Watergardens at Canberra is Bukit Canberra. The integrated community hub is located between Canberra MRT station and Sembawang MRT station. It will allow the future residents of The Watergardens at Canberra to easily access various fitness facilities including swimming pools, and a gym.


Pointing to its location near the future North Coast Innovation Corridor – which stretches from Woodlands to Punggol – Jesline also added that The Watergardens at Canberra is in a region with “strong growth potential”.
